Working with Buyers

When working with you to find a home or land, I guarantee I will be as diligent and hardworking for you as if I were buying for myself.   During my tenure as a Chief Financial Officer at a successful real estate related company, one thought was always prominent in my mind...treat the companies money like it was your own.

 

This simple work ethic kept both me and the company out of trouble and successful.  I will use the same due diligence when working for you. My goal is to find real estate that fits your needs at the best possible terms. 

 

THE BUYING PROCESS

There are two distinct steps to the buying process, the search and the negotiations.  Both phases require close cooperation, communication and understanding between client and realtor.  As our collective knowledge base expands and the markets change we must re-evaluate, adjust and focus on the goal.

 

THE SEARCH

The search begins with a clear understanding of your real estate needs.  We will discuss your near and long-term goals, your financial history and future buying power and, most importantly, what you need/want/dream of in a new home.  Preferred location, schools, transportation, medical care facilities, workplace commute, privacy, etc. will all be evaluated.

 

After a focused market search , including For Sale By Owner properties, I will present you with various strategies/options/properties.  Much of our work can be done over the Internet.  Using the powerful search engines like Power Search, which you can find on this web site, we can quickly and efficiently assess the status of the current market relating to your needs.  Most probably, I will have already previewed many of the properties listed. 

 

We will tour as many properties as needed.  This process sometimes takes only a few hours, often several months, occasionally more than a year.  The choice of what property to purchase, if any, is yours.  My job is to make you aware of all material facts, market conditions, inventory changes and inside information on the local real estate market. 

 

THE NEGOTIATIONS

Negotiations are something we all do everyday, most often with family members, friends and acquaintances. Very few of us negotiate real estate transactions involving stacks of required legal documents and large sums of money with myriad issues.  These detailed and exhaustive negotiations with very professional individuals on the other side of the table are critical to successful real estate buying. 

 

Most people do not realize that there are two phases to real estate negotiations.  The first phase begins when a property is identified and ends with the signing of a Purchase and Sale Agreement.  Most people understand the main issues with the first phase terms; price, closing date, earnest money to name a few.

 

This second phase, beginning with the signed agreement, ends only when the deed is recorded at the courthouse.  During this six to eight week period, is often when significant changes are made to the original Purchase and Sale Agreement or deals fall apart.  This phase of the negotiations involves the home inspection, title search and review, Form 17 disclosures, escrow, feasibility study(s), appraisal and many more issues.  I consider this phase most demanding of real estate professionals.  This is when realtors earn their money.

 

This second phase is when unknown items and issues are uncovered. This is when experience counts. The home inspection reveals past water damage, what do you do?  There is a cloud on the title report, can the sellers get this cleared-up?  The appraisal came in several thousand dollars below sales price, how do we/them make up the shortfall?  Interest rates have moved up the last couple weeks, should I go with an ARM in lieu of a Fixed-Rate mortgage?

 

Other issues that normally arise during escrow include; neighborhood reviews, property insurance, homeowner association by-laws, lender application and requirements, septic system and wells inspections and county health certificates. 

 

There are no special skills needed to deal with these issues; what is does take is experience, due diligence, organization and negotiating skills.  I have all these qualities and would be please to put them to work for you!
