                  MY APPROACH TO SELLING REAL ESTATE

 

There are three distinct phases to successfully selling real estate. The first phase, which I call the preparation phase begins with our first discussion and ends when we list your home.  The traffic phase commences when I enter your home into the Multiple Listing Service ™ and really doesn’t end until the sale of your home becomes pending.  The third phase, which overlaps and compliments the previous two phases, is the negotiation phase.  This phase does not terminate until ownership and money changes hands.  Successful negotiations demand close cooperation and communication between agent and seller during all three phases.

 

Continuously during this period (usually three to six months), we work together to maximize your financial return.  Successfully selling a home involves considering many factors, options and strategies.  Circumstances will change during the selling process so we must be quickly able to adjust and adapt. Real Estate is a dynamic- not a static endeavor.

  

 

PREPARATION PHASE

 

To maximize your profits your home must be in show condition.  First impressions are critical; you want potential buyers comfortable and feeling good about their new home.  Just as important, we need to provide these potential buyers with answers to their questions and concerns.  I prepare a Home Book that stays in your home and is used by buyers to better understand their new home, neighborhood and community.

 

The Preparation Phase includes many tasks and considerations, a few are:

I will provide you with the most accurate and current value analysis of you home.  We will analyze, using a cost/benefit approach, certain maintenance/improvements ideas to help us maximize your homes financial appreciation.   We will work together to determine the highest price you can expect considering the market, location, condition, etc. You can always expect open and honest communication, hard work and tough negotiations on your behalf.

 

 

 TRAFFIC PHASE

 

The goal of the Traffic Phase is simple: to have the greatest number of qualified buyers visit your home, both in person and via the internet.  The more buyers who see your home the greater the odds are you will find the best possible buyer.  

 

There are numerous ways of doing this and they may all be used.  But during the last ten years one innovation has had the greatest impact on consumers and how they shop and we will make the most of it.  The internet offers buyers and sellers of real estate a tool of immense power.  Buyers can now “shop” for homes from anywhere.  With the proper virtual presentation your home can be viewed by untold buyers with no intrusion into your home.   

 

With a digital camera and Windermere’s Internet Technology Tools we can market your home to the world!  A dozen good pictures with descriptions will give buyers an excellent feel for your home.  Not only will this get buyers excited about your home, it will also eliminate unqualified buyers from coming through your home unnecessarily.

NEGOTIATIONS

 

How well we do the first two phases will greatly effect how well the negotiation phase concludes.  Some things are out of our hands ( i.e., interest rates, the economy and geo-political events) but many things we can control and I will negotiate in your best interest.
